About Wildwood Mobile Home Leveling

Wildwood Mobile Home Leveling is a locally operated service for manufactured home owners across Sumter County and the Lake County side of The Villages. We handle releveling, pier and pad repair, tie-downs, vapor barriers, skirting, pre-sale inspections, and full transport and setup. Our prices are posted openly, we do not quote a home before we have surveyed it, and we are straight with you about what the ground under your home is doing.

Who we are

We work in a trade that mostly runs on word of mouth in the parks. Under section 320.8249 of the Florida Statutes, the installer who does this work has to be licensed through the Department of Highway Safety and Motor Vehicles. We do not print license numbers on these pages. Ask for the license number of whoever comes to your home and check it with the state before anything gets lifted; the installer licensing page explains how.

Our service area is built around Wildwood and includes Oxford, Coleman, Bushnell, and Webster in Sumter County, plus Lady Lake and Leesburg across the line in Lake County.

How a job runs

You tell us what you are seeing. A door that stopped latching, a slope in the hallway, a marriage-line gap, a strap you can wiggle by hand, a park manager or lender asking for a compliance letter. The more specific the better, but “the floor feels wrong” is enough to start.

We survey the home for free. Skirting access panels come off, our crew crawls the full length of the frame, and every pier gets shot with a water level off a datum point. That produces a pier-by-pier map of how far each one has dropped. While under there we check pads and caps for crushing, shim stacks for rot, the underbelly for tears, and every anchor strap for tension and corrosion. The whole survey takes under an hour on most homes.

You get a written price at the home. The number comes from the map, not from a guess in the driveway. It shows what is a reshim, what is a rebuild, what the straps need, and what can honestly wait. Every range is listed on the pricing page; expect our quote to fall inside them, and if the survey pushes it outside, we will put the reason in writing.

The work is done in a day for most homes. Twenty-ton hydraulic jacks on solid cribbing, small lifts worked across the frame, blocks and caps replaced where needed, hardwood shims driven tight in pairs, and the whole frame re-shot before we close the skirting. Straps get re-tensioned as part of every relevel.

Lines we do not cross

We will not invent reviews, a founding year, or a staff roster for this page. No pretending that a shim over a pier that needs a rebuild is a fix. No claim that a relevel is permanent on Sumter County sand, because it is not; homes on this ground come back to level every three to five years unless the drainage and pad problems under them are corrected, and the downspout dumping water on your piers matters more than any promise that one visit lasts forever. And we will never steer you toward an unlicensed handyman with a bottle jack, because Florida law does not allow it, and too-tall shim stacks and scrap-lumber caps are the kind of work that has to be undone later.

Why prices are posted

Most operators in this trade quote from the driveway and keep the number to themselves until then. The owner of a 1980s singlewide in a park off State Road 44 deserves to know before we show up that a relevel runs $450 to $800, that a pier rebuild is $150 to $400 a pier, and that a pre-sale inspection costs $150 to $350 and is usually credited against the work it finds. Posted prices keep the conversation honest and let you compare bids on something other than a handshake.

Start with the free level check

If something in the house has changed and you suspect the piers, request the level check. We come out, shoot the frame, and write the price while the readings are fresh. The FAQ answers the most common questions, and the home page explains why homes around Wildwood settle the way they do.
