How often does a Sumter County mobile home need releveling?
Every three to five years is normal on the sandy uplands around Wildwood and Oxford, and at the short end on the wetter flats where the soil survey puts the summer water table at two or three feet. Wet years shorten the interval. A properly compacted pad with good drainage lengthens it. It is maintenance, not a defect in your home.
What are the signs my home has settled?
Doors that rub or will not latch, windows that bind, floors that slope or bounce, cracks opening above doorways, skirting that buckles, and on a doublewide a gap along the marriage line at the ceiling or floor. If a marble rolls on its own, the piers have moved.
Can I level my own mobile home in Florida?
No. The Florida Department of Highway Safety and Motor Vehicles answers that question directly on its installer FAQ: section 320.8249 of the Florida Statutes and Rule 15C-2 require that only licensed mobile home installers set up a home, and setup under section 320.822 includes the site work that makes a home fit for habitation. Unlicensed installation is a first-degree misdemeanor. Beyond the law, a home held only by a jack with no cribbing is how people get killed.
Are your crews licensed?

Does a relevel need a permit in Sumter County?
A new setup or a relocated home needs a Sumter County mobile home permit, which the county issues only to a licensed installer, submitted with the foundation and blocking diagram and the manufacturer's tie-down schematic, and a home fifteen years or older needs the county's pre-permit inspection first. Whether a stand-alone relevel or an anchor replacement on an existing home needs a permit is a question for Building Services at the Villages Sumter County Service Center on Powell Road in Wildwood, and the crews we work with pull whatever the county requires for the job.
Why does the sand under my home keep settling?
The NRCS soil survey maps the uplands around Wildwood in Candler sand, excessively drained with no saturation within 72 inches, and in Arredondo, Kendrick, and Tavares sands. Loose single-grain sand rearranges under a concentrated pier load every time water moves through it, and more than half of the year's roughly 50 inches of rain falls in June through September. The wet side of a home drops faster than the dry side, and that difference racks the frame.
What is the limestone everyone mentions?
Sumter County is covered karst: a blanket of sand and clayey sand over the Ocala Limestone, which sits close to the surface across much of the county. The water district describes the ground around Lake Okahumpka as a limestone terrain with thin surficial sands, and the soil survey labels whole map units around Wildwood with a bouldery subsurface. Under a home it means a pier pad is on sand that can work down into the rock, and an anchor may hit a boulder before it reaches its rated depth. Reported sinkhole activity here is lower than in the counties to the west, but the mechanism is the same.
What wind zone is Sumter County in?
HUD Wind Zone II, designed against 100 mph winds. The federal standard at 24 CFR 3280.305 lists Florida's Wind Zone III counties by name, coastal counties such as Pinellas, Manatee, Sarasota, and Lee, and places every other Florida county in Zone II. Sumter, Lake, and Marion are all Zone II.
Why does it matter if my home was built before 1994?
Florida Rule 15C-1.0104 sets Type I anchors, tested to a 3,150-pound working load, for homes manufactured before July 13, 1994, and Type II anchors, tested to 4,000 pounds, for homes built after. That date is when HUD's post-Andrew wind standard took effect. Older park stock along SR 44 and in the original Lady Lake and Leesburg communities was built and usually anchored to the weaker rule, and a tie-down inspection tells you where a given home stands.
How long does a relevel take?
A singlewide takes three to five hours and a doublewide six to eight. You can stay home. Standing water under the home, very low clearance, or multiple pier rebuilds can push into a second day, and the survey will say so ahead of time.
Does leveling crack my drywall?
Not when it is done in small increments across several jack stations so the frame returns to plane as a unit. Cranking one point far out of plane is what cracks drywall and pops trim. A home that has been badly out of level for years may have existing cracks close up or shift slightly as it comes back true; the crew will point those out before lifting.
What is included in a relevel?
The water-level survey, the lift on cribbing, new hardwood shims, replacement of crushed caps where needed, re-shooting the whole frame, closing the marriage line on a doublewide, re-tensioning anchor straps, and putting the skirting back. Pier rebuilds, new anchors, vapor barrier work, and skirting replacement are quoted separately so you can see them.
Will the park or my lender accept your inspection?
Our pre-sale leveling inspection is a written level, support, and tie-down report from a licensed installer, and parks and buyers around The Villages use it routinely. FHA and VA financing separately require an engineer's foundation certification; our report gets the fixable problems fixed before that engineer arrives. The county's own pre-permit inspection is a different document that Sumter County requires before a setup permit on a home fifteen years or older.
