Mobile Home Skirting Repair in Wildwood, FL

Skirting is the panel curtain that closes the gap between a manufactured home’s floor and the ground. It keeps animals and wind-driven rain out, keeps the underside shaded, and hides the piers and belly. It is also the first thing a Sumter County summer storm takes and the first thing a settling home crushes. How skirting gets damaged here

Wind. Sumter and Lake counties are HUD Wind Zone II, and this corner of the state has had an EF-3 tornado start near Wildwood in 2007, a 60-knot gust on Leesburg’s airport in Irma in 2017, and 40 to 50 mph gusts across the county in Milton in 2024. But it does not take a named storm. The Lisbon station normals put 55 percent of the year’s rain in June through September, in afternoon storms that come with gust fronts. Vinyl skirting panels catch that kind of wind like a sail. Panels pop out of the track, corners peel, and once one panel goes the wind gets behind the rest.

Settling. Skirting hangs from the rim of the home and sits in a bottom track on the ground. It is not built to carry the home. When piers drop, the rim comes down, the panels jam into the ground and bow, and the top track pulls away from the rim. Buckled skirting is a leveling symptom, and straightening it without addressing the piers is a one-year fix. The skirting damaged or missing page walks through telling the two apart.

Water. After Milton, the Withlacoochee stayed in flood for weeks and residents in the Oak Grove Village area of Wildwood were trapped in their homes by flooding. Skirting that stood in water has a bottom track full of silt and panels that have lifted out of it.

Sun. Vinyl on the south and west faces of a home goes brittle after enough summers. A brittle panel cracks when a mower bumps it or a storm flexes it.

Animals and mowers. Armadillos dig under the bottom track. Raccoons pull panels. String trimmers chew the bottom edge. Access doors get left open, or were never installed, and the panel next to them gets bent every time someone needs to get to the water shutoff.

Moisture. Skirting with too few vents, or vents that have been sealed to keep animals out, traps humid air against the belly and the frame. That is how a vapor barrier gets wet from below on a lot that is nowhere near a lake.

What a repair includes

The crew surveys the full perimeter: which panels are damaged, which are salvageable, whether the top and bottom tracks are intact, how many vents there are and whether they are clear, and whether there is an access door where one is needed. They also look behind the skirting, because that is free information about the piers and belly.

Panel repairs, $200 to $800. Replacing popped, cracked, or missing panels in matching material, re-seating the bottom track, re-fastening the top track to the rim, and replacing broken vents. Adding an access door near the water and sewer connections if there is not one. Straightening skirting that was bowed by settling, on the understanding that it will bow again unless the home is leveled.

Full vinyl replacement, $900 to $2,500. New top and bottom track, new panels cut to the home’s set height, vents at the right count and spacing so the underside can breathe, and a proper access door. Priced by perimeter length and height. A singlewide on a low pad is the bottom of the range; a long doublewide set high on a sloping lot, where one end of the home may be two feet higher off the ground than the other, is the top.

Vinyl is what most homes around Wildwood have and what most replacements use, because it is light, cheap to replace a panel at a time, and does not rust. Owners who are tired of mower cracks can go to a heavier rigid panel, and the crew will price both if you ask. Whether the existing top and bottom tracks can be reused is a survey question; on a home that has settled, the top track has usually pulled fasteners and is replaced with the panels.

Skirting and the county

Sumter County treats the skirting as part of the home’s approval. Its mobile home permit submittal asks for a skirting diagram alongside the blocking diagram and the stair and deck details. Its zoning rules for a Class A home require “a permanent and continuous perimeter underfloor enclosure of masonry or other durable construction, unpierced, except for required ventilation and access,” and for a Class B home a perimeter enclosure “constructed to provide at least 50% opacity.” On a new setup the skirting is inspected with the rest of the package. On a home already in a park, the park’s rules are what usually apply, and at Continental Country Club, Parkwood Communities, Water Oak, Hawthorne at Leesburg, and the other 55+ communities, missing skirting is a letter from the office.

Skirting on snowbird homes

The 55+ communities around Wildwood, Lady Lake, and Leesburg empty out for the summer, which is when the storms arrive. Skirting damage on an unoccupied home is often reported by a neighbor or the park office, and the owner is in Michigan or Ontario.
