Mobile Home Skirting Repair in Wildwood, FL

Read the damage before you fix it

Skirting fails in a handful of recognizable ways, and each one points to a different cause. Before we quote anything, we match what we see on the outside to what is going on underneath.

The second row matters most. Skirting is a screen hung from the rim joist and resting in a ground track; it carries no load. When a pier sinks, the edge of the home comes down with it, and the panels have nowhere to go but out. Snapping them straight without fixing the support underneath only resets the clock, and they bow again within a season or so. If that is what we find, we will say so and show you photos, and the quote will list the relevel and the skirting reset as one job. Why skirting takes a beating around Wildwood

Sumter County sits in HUD Wind Zone II, and the county has seen real wind: the EF-3 Groundhog Day tornado of 2007 started near Wildwood before crossing into Lake County, and during Irma in 2017 the Leesburg airport recorded a 60-knot gust. Named storms are not the whole story, though. NOAA’s 1991-2020 normals for the Lisbon station put roughly 55 percent of the year’s rain in June through September, and those summer afternoons arrive with gust fronts that are plenty to catch the edge of a loose vinyl panel.

Water is the other half. After Milton in 2024, the Withlacoochee stayed in flood for weeks, and residents near Oak Grove Village in Wildwood were cut off by high water. A bottom track that sat in water ends up packed with sand and silt, and the panels float up out of it. On lower ground with somewhat poorly drained soils such as Sparr fine sand, the federal soil survey shows saturation within about two feet of the surface in the rainy months, so the bottom edge of the skirting stays damp for long stretches even without a flood.

Then there is the everyday wear: a string trimmer chewing the bottom edge, a mower deck cracking a sun-baked panel, animals digging under the track or prying at a loose corner, and a missing access door that turns the nearest panel into the door.

What we install

Vinyl panels. This is what most homes in the area wear, and it is what we use for most repairs. It is light, does not rust, and can be replaced one panel at a time when a single section gets hit. The drawback is that it gets brittle on the south and west faces after enough summers.

Heavier rigid panels. If you are tired of replacing cracked vinyl near the driveway or the mowing line, we can price a heavier panel for the exposed runs or the whole home. We will quote both options side by side so you can decide.

Tracks. The top track fastens to the rim; the bottom track sits on the ground and holds the panels upright. On a home that has settled, the top track has usually lost its grip, and we replace it rather than reuse it. A bottom track packed with silt is often cheaper to replace than to clean.

Vents and access doors. Enough ventilation keeps humid air from sitting against the belly and the steel frame, which is how a vapor barrier ends up wet from the inside. We space vents around the full perimeter rather than bunching them on one side, and we put a real access door where you or a plumber will need to reach the water and sewer connections.

Reinforcing skirting that flexes or keeps blowing in

Some calls are not about a panel that is already gone but about skirting that feels flimsy: it bows when you push it, rattles in a gust, or has popped out twice since spring. Vinyl skirting is a thin screen held only at the top and bottom, so a long run with nothing behind it has a lot of give. Reinforcing it is usually cheaper than replacing it, and it is a job we quote on its own.

What reinforcing involves, depending on what we find:

• Bracing behind the panels. Vertical supports set behind the run at intervals, tied to the rim at the top and staked or set in the ground at the bottom, so a panel has something to lean on besides the tracks.
• Anchoring the bottom track. A bottom track that just sits on sand walks and lifts. Staking it down, and leveling the ground under it so it sits flat, stops panels from floating up out of it after a heavy rain.
• A sound top track. Extra bracing does nothing if the top track is fastened into soft rim material. Where the screws have lost their bite, the top track gets refastened into solid material first.
• Heavier panels on the exposed runs. On the side that faces open ground or catches the afternoon storms, swapping thin vinyl for a heavier rigid panel is sometimes the better fix than bracing it.
• Corners and the access door. Most wind failures start at a loose corner or a door panel that is never latched. Those get extra fastening.

Before we reinforce anything, we check that the home itself is sitting right. Skirting that bows outward along the bottom is often a home that has settled onto it, and no amount of bracing fixes that; the quote will say so. If your park has rules on skirting materials, check them before we change panel types.

How a visit goes

1. Walk the perimeter. We note every damaged, missing, or salvageable panel, check both tracks, count the vents, and mark where an access door belongs.
2. Look underneath. With a panel or two removed, we check pier contact, tie-down straps, the belly wrap, and any standing water. You get photos of what we see.
3. Quote in writing. Repairs and replacement are priced separately, and anything structural we found is listed on its own line so you can choose what to do now and what to plan for.
4. Do the work. Panels cut to the height of your home, tracks fastened, vents and door installed, debris hauled off.
5. Show you the result. Before-and-after photos, which matter most when you are not here to see it in person.

On sloped lots the height can change a lot from one end of the home to the other, so we cut each run to fit rather than using one panel length everywhere. That is one reason a long doublewide set high on a slope lands at the top of the replacement range.

County and park requirements

Sumter County treats skirting as part of a home’s setup. The mobile home permit submittal includes skirting requirements and a skirting diagram alongside the blocking diagram and the stair and deck details, so on a new installation it is reviewed with the rest of the package. The county’s zoning classes also spell out the enclosure: a Class A home needs a masonry perimeter enclosure, and a Class B home needs an enclosure with at least 50 percent opacity. If you are not sure which class your home falls under or what applies to your lot, ask the county’s Building Services office before changing materials; we can walk you through what to ask.

For a home that is already in place, the community’s rules usually decide what is acceptable. Age-restricted parks around Wildwood such as Continental Country Club and Parkwood Communities, and larger communities nearby such as Water Oak in Lady Lake and Hawthorne at Leesburg, generally expect skirting to be complete and in good shape. Check with your park office on color or material rules before you pick a replacement, and we will match what they require.

Sumter County has the oldest median age of any county in the country, and plenty of homeowners here spend the hot months up north. That timing is unlucky, because the storm season is exactly when skirting gets torn up. Often the first word comes from a neighbor or the park office.
