Mobile Home Leveling in Oxford, FL

Oxford is the unincorporated community on US 301 north of Wildwood, bordered by the city to the south, rural Sumter County to the west, the Marion County line to the north, and The Villages to the east. Its main intersection is County Road 466, the road that runs straight into The Villages and its commercial strip, and the CSX Wildwood Subdivision runs through it. From Wildwood it is about ten minutes for our crews. A farm settlement with a retirement city next door

Oxford was settled around 1870 and, after the freeze of 1894 and 1895 ended the citrus, turned to tomatoes and hay. It is still that kind of place along the county roads west of 301: owned-land homes on acreage, small family parks, working households rather than snowbirds. What changed is the east side. The Villages pushed south across CR 466 into Sumter County and kept going, and in November 2024 Wildwood annexed the roughly 103-acre Canan Oaks parcel south of CR 466 and west of the Oxford Oaks community. A manufactured home on an Oxford lot today has a subdivision going up within earshot, and the land under it is worth more than it was.

That matters for our work in two ways. Owned-land homes out here are more likely to be older singlewides that have never had a proper relevel and were anchored to the pre-1994 rule. And when the land sells, the home either moves or gets a pre-sale inspection, and either way somebody has to look under it for the first time in years.

The ground, from Oxford’s side

Oxford sits at 105 feet, on the higher sandy ground the NRCS soil survey for Sumter County maps in Candler sand, excessively drained with no zone of saturation within 72 inches, and in Arredondo and Kendrick fine sands, both well drained. Under all of it, close to the surface across much of the county, is the Ocala Limestone, and the survey labels some units here with a bouldery subsurface.

What that means under a home: loose single-grain sand that rearranges under a pier footing every time an afternoon storm moves water through it, and the NOAA normals for the region put 55 percent of the year’s roughly 50 inches into June through September. The side under a roof valley or a downspout drops faster than the side in the sun, the frame racks, and the doors tell you. A relevel every three to five years is the normal interval, and the summer rainy season is when the drop happens. Where a footing landed on a boulder, or the installer shifted a pier to get around one, the survey finds a pier carrying load in the wrong place, and that is pier and pad work priced per pier.

Wind

Oxford is HUD Wind Zone II like the rest of Sumter County. The 2007 Groundhog Day tornado touched down near Wildwood at 3:08 in the morning and ran northeast through the south side of The Villages, a few miles from here, as an EF-3 with 155 to 160 mph winds. Irma put 8.57 inches of rain on the Wildwood gauge and 9.18 and 10.59 on the two Villages gauges in September 2017. Florida Rule 15C-1.0104 puts Type I anchors, rated to a 3,150-pound working load, on homes built before July 13, 1994, and Type II at 4,000 pounds on later homes, and requires longitudinal ties that many older owned-land homes never got. Tie-down inspection is part of every free survey, and strap re-tensioning is part of every relevel.

Permits and licensing

Oxford homes fall under Sumter County Building Services on Powell Road in Wildwood for setup permits. The county issues the permit only to a licensed installer, wants the foundation and blocking diagram with the manufacturer’s tie-down schematic, a skirting diagram, and stair and deck details, and requires a pre-permit inspection on any home fifteen years or older before it can be set. Its zoning rules set a 1981-or-later model year for a Class B home. Florida law under section 320.8249 requires a state-licensed installer for the work, and all work arranged through us is performed by licensed, insured Florida mobile home installers at the published prices.
